Quantity Surveyor (QS) – Commercial Refurbishment and Fit-Out

About this role

Our client, a long-established business in the Commercial and Education Refurbishment and Fit-Out markets, is seeking an ambitious and detail-oriented Quantity Surveyor (QS) to join their team. The successful candidate will manage the cost and contractual aspects of multiple projects within the commercial, education and residential sectors. You will be responsible for overseeing the full lifecycle of cost management from pre-construction to project completion.

The client are seeking an Intermediate Quantity Surveyor with the desire and ambition to adopt and then grow the commercial function within the business.  This is an opportunity to take a firm ownership of project costing, procurement and reporting functions with a view to building a greater commercial team in the mid to long-term future.

As part of a close-knit team, you will collaborate with and help project teams to increase efficiency across the portfolio; helping the business achieve its ambition of moving up into the next tier of fit-out contracting.

Key Responsibilities:

Cost Planning & Estimating:

  • Prepare and manage cost estimates for both multiple projects, ensuring accuracy and adherence to budgets.
  • Produce detailed Bills of Quantities, cost plans, and other pre-construction documents.
  • Advise on project feasibility, highlighting potential cost risks and mitigation strategies.

Tendering & Procurement:

  • Issue tender documents, evaluate bids, and advise on contractor selection.
  • Negotiate with suppliers and contractors to ensure the best value for money.
  • Ensure that procurement processes comply with legal and contractual obligations.

Contract Administration:

  • Administer the terms and conditions of contracts, ensuring compliance by all parties.
  • Prepare and manage interim valuations and final accounts.
  • Assess and price variations and additional works, ensuring that changes are accurately recorded and accounted for.
  • Resolve disputes with contractors, suppliers, or clients, where applicable.

Project Cost Management:

  • Monitor and control costs throughout the project lifecycle, ensuring costs remain within budget.
  • Provide regular cost reports to project teams, clients, and senior management.
  • Manage cash flow and ensure timely payment to subcontractors and suppliers.

Client & Stakeholder Management:

  • Build and maintain strong relationships with clients, contractors, and consultants.
  • Collaborate with colleagues and project teams to enable an efficient project process throughout the whole lifecycle.
  • Regularly liaise with clients to provide updates and resolve any issues or concerns.
  • Ensure that the client’s requirements and expectations are met while maintaining cost efficiency.

Reporting & Documentation:

  • Produce and present detailed cost reports to senior management, ensuring transparency and clarity.
  • Maintain accurate project records, including tender documents, contracts, correspondence, and reports.

Essential Skills & Experience:

  • 3 + years Proven experience as a Quantity Surveyor, ideally within the commercial and/or fit-out market.
  • Proven experience or demonstrable ability to take full ownership of the commercial management of own projects
  • Qualifications:
  • A degree in Quantity Surveying or a related discipline is desirable, but not essential if a strong stable employment background in the field can be evidenced.
  • Experience with relevant Quantity Surveying

 

  • Core Skills:
  • Strong understanding of construction contracts, particularly the JCT suite of contracts.
  • Good knowledge of UK construction industry standards, procedures, and regulations.
  • Proficient in cost planning, estimating, and the preparation of Bills of Quantities (BoQ).
  • Strong negotiation skills and the ability to manage multiple stakeholders.
  • Excellent communication and interpersonal skills.
  • Strong attention to detail and a proactive approach to problem-solving.

 

Desirable Attributes:

  • A desire to establish and build a career as a key component of a growing construction business
  • Experience with managing both pre-construction and live construction phases.
  • Good understanding of sustainability and energy efficiency within the built environment.
